As the top all-cash house buyer in the state of New York, I have seen
my fair share. I have seen folks improve their lives, greatly, by
making better real estate decisions. I have seen other folks, maybe not
quite as ready for change, hesitate to make good real estate decisions;
and suffer the consequences.

I get a lot of folks who come to me for advice about selling their
homes, and then, when I give it to them, they say something like, “Yeah,
Billy, but we’re not quite ready to sell. We just wondered…” Let me say
this right here and right now. If you are now prepared for action, then
you are not prepared. Not only should a struggling home owner be aware

I met with a woman, last week, who was pretty much a poster child for
what’s wrong, right now, in the real estate market. She was a single
mom, working two jobs, and trying to put one of her kids through

is worth quite a bit less than the money that you owe – and you’re not
alone. Now let’s say, for instance, that over the past six years you and
your spouse have also been blessed with children. Now, let’s say that,

It’s a fairly common tale. A family purchases a new home that better
fits their needs, but then hits a wall when it comes to selling the old
house. Even if a family income is relatively high, in a situation like
this, the toll that two mortgages can take on a household’s financial
state can be drastic and sudden. It won’t be long until a home owner,

Struggling home owners usually do not have to go very far to be reminded
of their plight. It seems like everywhere one turns, these days, there
are signs and banners intended to stir struggling home owners into a
